Edisto Rental Information

ATWOOD VACATIONS RENTAL INFORMATION AND REGULATIONS

We hope you choose to stay with us and will return year after year. Please note that each home is individually owned and thus maintained, decorated and furnished according to Owners’ tastes. Because each of our homes are different inside and out, if you have specific needs, please bring this to our attention while making reservations, and we will try to accommodate your requests.

Summer: SATURDAY & MONDAY 9AM-6PM; TUESDAY-FRIDAY 9AM–5PM: SUNDAY 1PM-5PM

Back to Top CONFIRMATION, PAYMENTS AND RATES

The deposit to confirm is due at time of booking. Non-confirmed reservations will be held until close of business the day of booking. Upon receipt of your confirmation, please REVIEW CAREFULLY FOR ACCURACY AND DATE-SENSITIVE REQUESTS AND OPTIONS. Balances must be paid in full 30 days prior to arrival or Atwood Vacations may charge the balance due to a credit card on file. Reservations made within 30 days of the arrival date must be paid in full at the time of booking. Rates and fees for services are subject to change. Guests will be charged for all applicable state sales taxes, state and local accommodation taxes and accommodation and processing fees. Personal checks are accepted for balances only if paid at least 30 days before arrival to allow ample time for approval. We do not allow occupancy of our properties without full payment.

Back to Top CANCELLATIONS

You have 10 days from the date of booking to cancel and have your deposit returned. If after this period you are unable to fulfill your obligation to license the property we must be notified immediately and all payments made will be forfeited. Cancellation of a reservation booked within 30 days of arrival will result in forfeiture of full payment. If the property is re-licensed for the same period and same rate, the rental fee, taxes, pet fees (if applicable) and Accidental Damage Waiver will be refunded less a 20% cancellation fee. There are no exceptions. Please note: the trip cancellation insurance premium (if purchased) and processing fee are non-refundable. A property that is unacceptable to a Guest is considered a cancellation. Atwood Vacations may cancel a reservation if, in its sole opinion, is in the best interest of the Owner.

Back to Top MAXIMUM OCCUPANCY

The number of Guests allowed at each property is strictly enforced. There are no exceptions. The number allowed at a property will be noted on your confirmation. Children are counted in total occupancy. WE DO NOT RENT TO A HOUSE-PARTY, PARTY, RECEPTION, ETC. If we determine your group constitutes a house-party and/or causes a disturbance and/or exceeds the property’s occupancy limits, you will be asked to leave with forfeiture of all payments.

Back to Top VACATION INTERRUPTION PROTECTION

Travel insurance is offered to protect your vacation investment against interruption or cancellation due to travel related circumstances. Coverage issues will be determined solely by the insurance company through which coverage is offered. Travel insurance is automatically offered and charged to your reservation. If you elect NOT TO ACCEPT THIS COVERAGE you must initial the appropriate area of your confirmation and RETURN WITHIN 10 DAYS OF BOOKING TO CANCEL COVERAGE. You will be credited accordingly. Back to Top ACCIDENTAL DAMAGE WAIVER

This program replaces the security deposit and is designed to relieve you of your responsibility for accidental damage caused to the property by you or your Guests. Any damage must be reported immediately to Atwood Vacations in writing via our reporting form included with your confirmation. Damage excluded from this coverage is anything not considered accidental, including pet damage, malicious or intentional damage or non-compliance with standard occupancy and departure cleaning policies. Atwood Vacations reserves the right to determine if damages are covered by the damage waiver. The Accidental Damage Waiver IS NOT INSURANCE, does not negate your responsibilities as a Guest and is non-refundable. More Info

Back to Top WHAT TO BRING

Basically, items which are perishable or can become unsanitary are not kept in the properties. They will have pillows, bedspreads, cookware, serving utensils, dinnerware, silverware, glasses and cups, coffee pot, etc. You should bring beach towels, condiments, paper products (paper towels, napkins and toilet paper), garbage bags, dish-washing liquid, dish and laundry detergent (for those with dish and clothes washing machines), bath soap and shampoos, plastic wrap and aluminum foil. Other items to consider include coolers, beach umbrellas and chairs, rafts or boogie boards, fishing equipment, radios, sun protection or tanning lotions and a grill (where allowed). We can assist in the rental of beach and sport equipment such as bikes, beach chairs, high chairs, cribs, portable cribs, boogie boards and etc. Should you forget, there are stores on the island to purchase most of these items.

Back to Top LINEN RENTAL

Linens and towels are not provided in most properties. However, rather than lugging your linens and towels with you and then washing them at the end of your vacation, we offer a linen rental service for your convenience. Our linens are commercially cleaned and sanitized then delivered to your rental property on arrival day. To insure availability, linen packages should be ordered at booking or with ample time prior to your arrival. An order form with price list will be included with your confirmation.

Back to Top GUEST REGISTRATION

Check-in is after 4PM. Although every attempt will be made we cannot guarantee the property will be ready for occupancy by the check-in time. Stop by our rental office when arriving on the island to see if your rental is ready. Keys will be released when the property has been reported as ready for occupancy or at the 4PM check-in time. You must inform us if your arrival will be after office hours so key pickup can be arranged.

Check-out is by 10AM with late check-outs incurring a $25 per hour charge and there are no refunds for early departures.

Back to Top HOUSEKEEPING

So the last day of your vacation is not spent cleaning, Atwood Vacations provides a standard departure cleaning service. Other than two-night stays (three-nights in some properties) there is no charge. You are required to clean out the refrigerator, remove all trash from in and around the property, place in cans and roll to curb, wash and put away all dishes. Please do not to rearrange the Owner’s furniture or furnishings.

Back to Top ADVANCE RESERVATIONS

Guests of a current rental year have the first choice of the same property for the same week the following year. These “Advance Reservations” require a non-refundable booking fee until the deposit is due. All reservations are subject to Owner approval and scheduling. Rates will be confirmed prior to deposit requests. Advance reservations may be made any day during your stay as long as they are made prior to your departure time.

Most properties have long distance blocks in place but some offer unlimited long-distance calling service. 1-800 calling card access is available and most major cell phone providers cover the beach area. Local calls may be made without limit. All long distance calls must be charged to your calling card or the party you call. You will be responsible for any long-distance charges and a service fee if billed to the property.

Back to Top ELECTRONICS

Most properties are equipped with televisions, VCRs or DVDs and cable or satellite. Cable and satellite reception may sporadically be out of service. Some units have computer equipment and internet access. Unfortunately, we can make no guarantee for the operation of electronics and services and will not provide rebates for the malfunction of such.

You are responsible for the use of grills. Grilling is only permitted on concrete surfaces. Do not use grills on decks, porches or near wooded areas. Please be sure you clean the grill and empty the ashes before you leave. We cannot guarantee the condition of grills at each property and cannot provide replacements.

Back to Top POOLS/HOT TUBS

Pool privileges are available to those Guests of properties where pools are located and approved for Guest use with some charging a fee. Most swimming pools are open Memorial Day to Labor Day. Please check the listing or call the office for more specific information. Pool opening/closing schedules are subject to change without notice or refund. If renting a Property with pool or hot tub access, Atwood Vacations and Owner is released from all liability for any injuries or death resulting from Guests use of the pool or hot tub. We will not be held responsible for misuse. Children are not permitted in hot tubs.

Atwood Vacations is a pet-friendly company. However, since our properties are privately owned, pets are only allowed in units of Owners which accept them and payment of the non-refundable pet fee. Unapproved pets at a property will have to be removed and may result in cancellation of the reservation, forfeiture of payments and charges incurred for pest control and carpet cleaning.

Back to Top REPAIRS/SERVICE CALLS/REFUNDS

Atwood Vacations strives to offer the best vacation accommodation on Edisto, but we cannot guarantee all properties to be free from defects and malfunctions or pest and cleaning issues. We do not refund for such issues. In the event you do experience maintenance or cleaning issues, we will make every effort to provide service as soon as possible. Please remember though, Edisto is not like larger cities and service or parts may not be readily available, and repairs may take time. We do not refund for early departures or inclement weather.

Guests are responsible for repair and/or cleaning costs associated with damages to the property caused during occupancy. Non-compliance of standard departure policies which create extra cleaning can be considered damage and incur extra fees charged to you.

Mail and faxes should be sent care of Atwood Vacations and we will hold for your pick up. We are unable to take phone messages.

Back to Top MOTOR HOMES AND CAMPERS

Motor homes and campers are not allowed at our rental properties. A State Park camping area is nearby. Please call 843-869-2156 for more information.

Smoking is prohibited at non-smoking rental units.

Fireworks are illegal on Edisto.

Glass containers are not allowed on the beach.

Back to Top LOST KEYS/LOCK-OUTS

A maximum of two keys are available at check-in for each property and must be returned to our office by departure. In the event a Guest is locked out of the property a key may be picked up from the rental office. Our on-call staff will respond after hours by meeting the Guest at the rental office. We reserve the right to charge for this service. There will be a $35 charge for lost or unreturned keys.

Back to Top LOCKED CLOSETS

Many of the properties have a locked Owner’s closet for storage of personal items. Tampering with such will result in a charge for repairs and missing items. Please respect these private areas.

Back to Top LOST & FOUND

Atwood Vacations cannot be held responsible for any personal items left at the property or acts of theft or vandalism or any other damages to the Guest’s personal property. There will be shipping and handling charges to return items left.

Atwood Vacations reserves the right to change the property reserved to a comparably priced unit. If time permits advance notice will be provided.

Back to Top RIGHT OF ENTRY

Atwood Vacations, Owner or their representatives and agents may enter the property during the rental period to inspect, repair, or show the property if for sale.

Atwood Vacations does not discriminate against any person because of race, color, religion, sex, national origin, gender, disability, marital status or family status. However, we do not permit parties, house-parties, receptions, etc.

Back to Top LICENSE OF PROPERTY

Atwood Vacations is acting solely as Agent for the Owner and will be paid by the Owner. Guest is not a tenant, has not acquired an interest in the property and is a Licensee of the Owner of the property for the time period Guest has paid. All monies are placed in an interest bearing account with interest payable to the Agent. Once occupancy of the property has been taken by Guest, Guest accepts agreement of these terms.
